In my years of property Management, I have had to develop and implement Catastrophe/Disaster management plans for several properties in different states. I have prepared for the aftermath of a property that was flooded and under 5 feet of water, a property where buildings had caught on fire and burnt down, a property that was a victim of a hurricane, and work a property that was undergoing complete soil remediation. While preparing for both the before and after of these events, I had to develop working relationships with vendors and contractors as well as create a reporting system for the corporate office to ensure all issues were being handled correctly and in a timely manner. During the actual events and the aftermath, I have managed and coordinated with key personnel to include staff administrative functions, processes and procedures, contract agreements, bill reviews, training, logistics, and file assignments while providing quality assurance standards. I have coordinated and oversaw repair and maintenance projects with vendors and contractors. Conducted site inspections at clients operations to ensure quality assurance and efficient customer service. Manage vendor relationships and approve appropriate unpaid invoices for all completed projects after thorough property inspections, accurate estimate reports, and audit reviews had been done. I have the ability to effectively respond to complex inquiries or complaints from clients, co-workers, supervisor, and/or management. As well as able to present information to an internal department and/or large groups of employees. I am knowledgeable of financial terms and principles, and am able to calculate intermediate figures such as percentages, discounts, and commissions, conduct basic financial analysis. I have created many reporting styles and formats to make sure all information is readily available and accessible for key personnel by interfacing with Vendors, Management, Adjusters, Inspectors, as well as State and Local Agencies. Also, I have participated with various departments to assist and complete operating budgets. Communication with all departments and documenting all actions are another function that I am capable of.
